RATES & PAYMENTS

What are your rates — per room or per person?
The 4-bed, 2-bed, and Queen Bed unit rate is for the full unit, regardless of how many people are staying. Rates are subject to availability.

What are the payment terms?
A 2-month security deposit is required upon signing. Monthly rent is due on the 15th or last day of each month. Utilities and other charges follow the same due date. If move-in date falls on another date, the first few days' rent will be prorated to adjust to the 15th or 30th.

Can I pay cash?
We do not accept cash. Accepted payment methods: bank transfer (BDO), PDC checks, or GCash.

When is the due date?
Every 15th or the last working day of the month. There is no grace period — late payments are subject to penalties.

How can I check my bill?
We send a monthly invoice to your registered email address and/or phone number ahead of your due date.

LEASING

What is the minimum lease term?
6 months.

Is pre-termination allowed?
Yes, but it results in forfeiture of your full 2-month security deposit. You remain responsible for all unpaid rent, utilities, and penalties.

How much notice do I need to give before moving out?
Tenants are required to give 60 days written notice before their intended move-out date.

Can I move in early?
Generally no, but we consider it case-by-case subject to availability.

What documents do I need on move-in day?
Signed contract, valid IDs, information sheet, and signed move-in notice. A soft copy is acceptable.

Haven't paid yet — can I still move in?
No. Security deposit must be settled and contract signed at least 24 hours before move-in.

Can I transfer to another unit?
Yes, subject to availability and transfer fees.

Can I sublease my bed or room?
No. Skyhigh staff will verify residency before allowing building access. Unauthorized subletting is subject to immediate contract termination and penalties.

UNIT & FACILITIES

What features are included in the room?
RFID-access door, air-conditioning, custom bunk bed, study desk, built-in cabinet, window blinds, mattress, and a split bathroom with separate toilet,
 lavatory, and shower.

Are utilities included in the base rate?
No. Tenants are billed monthly via submeters for water and electricity.

Is WiFi available?
Yes — high-speed WiFi is free throughout the building.

Can I bring my own cabinet?
No need — every unit has built-in cabinetry.

Is there additional storage?
Yes, storage lockers are available in the building. Ask at the reception for details.

Can I keep things outside my room (trash can, shoes, mat, etc.)?
No. Tenants are not allowed to keep any items outside of their rented premises.

Who cleans the units?
Tenants are responsible for keeping their units clean and in good condition. Housekeeping services are available at an additional fee — ask at the reception.

Who cleans the common areas?
Skyhigh staff maintains all common areas. Tenants are expected to help keep them clean and to report any issues immediately.

ROOMMATES & GUESTS

How are roommates determined?
By gender only.

Do you accept co-ed sharing?
Yes, under these conditions: the full unit must be occupied, move-in and move-out dates must be the same, and remaining tenants must find a replacement if someone moves out.

Can we occupy a unit if we are only 3?
Yes, but we will rent the remaining bed to a fourth tenant. To avoid this, you may rent the fourth bed yourself.

If we are 5 people, can we take a 4-bed unit?
No. Maximum occupancy equals the number of beds in the unit.

Can I invite guests?
1-2 visitors only. Guests are not allowed to stay overnight. Unauthorized occupants are subject to penalties as outlined in the House Rules.

RULES & POLICIES

Is there an age limit?
Tenants must be at least 18 years old.

Are pets allowed?
No.

Can I cook in the room?
You may use a microwave, but stoves, toasters, and ovens are not allowed for fire safety reasons.

Can I wash clothes in the unit?
No. Use the nearby partner laundromat — tenants enjoy a 10% discount.

Can I bring appliances?
Subject to prior approval from Skyhigh Property Management. Non-fire hazard appliances only.

Is there a curfew?
No curfew, but tenants are expected to be respectful of others at all times.

Can I smoke inside?
Strictly no smoking anywhere in the Skyhigh vicinity. Please refer to the House Rules for the applicable fine.

PARKING & AMENITIES

How do I reserve a parking slot?
Visit the reception. Slots are available at an additional fee, co-terminus with your rental contract. Slots are limited and allocated on a first-come, first-served basis.

Is there guest parking?
No.

Do you provide drinking water?
No, but it is available at nearby convenience stores.

CORPORATE

Does Skyhigh offer corporate leases?
Yes. Please contact our property manager for tailored corporate terms, pricing, and conditions.

House Rules

House Rules & Penalties
All tenants and visitors are expected to follow these rules at all times. Violations are subject to the fines and penalties listed below.

1. PAYMENTS & FINANCIAL PENALTIES
• Late payment: 5% of monthly rental per month or fraction thereof, with no grace period
• Returned / bounced payment: ₱500 per incident
• Failure to give 60-day move-out notice: forfeiture of 1-month deposit
• Pre-termination of contract: forfeiture of full 2-month security deposit

2. OCCUPANCY & GUESTS
• Unauthorized occupant staying in unit: ₱3,000 per incident
• Unauthorized overnight guest: ₱3,000 per night
• Exceeding the 2-guest visitor limit: ₱3,000 per incident
• Unauthorized subletting of bed or unit: ₱10,000 + immediate contract termination

3. SMOKING
• Smoking anywhere in the Skyhigh vicinity: ₱10,000 per infraction
• Repeated smoking violations: immediate contract termination

4. NOISE & CONDUCT
• Excessive noise between 10PM–7AM — 1st offense: written warning
• Excessive noise between 10PM–7AM — 2nd offense: ₱2,000 fine
• Excessive noise between 10PM–7AM — 3rd offense: contract termination
• Harassment of staff or other tenants: immediate contract termination

5. APPLIANCES & FIRE SAFETY
• Use of unauthorized appliances (stove, toaster, oven, etc.): ₱3,000 + confiscation of appliance
• Tampering with fire exits, fire alarms, or CCTV: ₱10,000 + possible legal action
• Cooking using open flame or heating appliance in unit: ₱3,000 + confiscation

6. CLEANLINESS & COMMON AREAS
• Leaving trash outside designated areas: ₱500 per incident
• Leaving shoes, mats, or items outside your unit door: ₱500 per incident
• Leaving dishes or food in common areas: ₱500 per incident
• Failure to clean unit upon move-out: ₱4,000 or actual cost of cleaning, whichever is higher

7. PARKING
• Parking without a registered slot: ₱1,000 per day
• Blocking other vehicles: ₱1,000 per incident

8. PROPERTY & KEYS
• Lost RFID card or key: ₱1000 per item
• Not returning RFID/keys upon move-out: ₱1000 per item
• Damage to property: full cost of repair or replacement beyond normal wear and tear
